What a perc test actually measures

A percolation test — "perc test" for short — answers one question: how fast does water drain through the soil on this lot? A septic system's drainfield relies on the ground to absorb and biologically treat the water leaving the tank. If the soil drains too slowly, effluent backs up; if it drains too fast, it reaches groundwater before the soil can clean it. The perc test puts a number on that drainage — in minutes per inch — and that number is what a health department uses to size your system or rule a conventional one out.

It's why the same house can need a $14,000 system on one lot and a $40,000 system a mile away: the price follows the ground, and the perc test is how the ground gets read. It is not a formality — it's the single measurement that decides which type of septic system your property is allowed to have.

How a perc test is done in New York

New York doesn't leave the method to chance — Appendix 75-A spells out the procedure. These are the steps a valid test follows.

At least two percolation tests

New York requires a minimum of two perc tests at the site of each proposed system — one hole is never enough to prove the soil is uniform.

A deep hole, 6+ feet down

At least one test hole at least six feet deep is dug in or next to the proposed leaching area to read the soil profile, depth to bedrock, and the seasonal-high water table. More holes if the soil changes across the lot.

Presoak — 4+ hours, the day before

The holes are filled with water and left to seep, periodically, for at least four hours beginning a day ahead (except in clean sand and gravel). This swells the clay so the reading reflects a wet season, not a dry hole.

Measure the 6-inch to 5-inch drop

Water is filled to six inches above the hole bottom, and the time for it to drop one inch — from 6″ to 5″ — is timed. That figure, in minutes per inch, is your percolation rate.

The rate isn't the only test. Even a perfect perc rate fails if the deep hole finds problems: New York requires at least 4 feet of useable soil above bedrock and the seasonal-high groundwater at least 2 feet below the trench bottom. A high spring water table sends plenty of Capital Region lots to an engineered system no matter how well the soil percs.

What happens if your land "fails"

A failed perc test rarely means unbuildable — it means a conventional gravity system isn't allowed, so the design steps up to an engineered one. Here's what routes a lot there, all straight from New York's Appendix 75-A.

Too slow (slower than 60 min/in)

Dense glacial clay — common around the Capital Region — drains too slowly for a trench field. The fix is a larger field, imported fill, or a mound/ATU that adds the treatment the native soil can't provide.

Too fast (faster than 1 min/in)

Coarse sand and gravel drain so fast the soil can't treat the effluent before it reaches groundwater. New York calls this unsuitable without soil blending.

Water table too high (<2 ft)

If seasonal-high groundwater sits less than two feet below the trench bottom, the system has to come up out of the ground as a raised or mound design.

Bedrock too shallow (<4 ft)

Fewer than four feet of useable soil above rock or hardpan means there isn't enough earth to treat the water — again, an engineered fix.

The perc rate reads most reliably in stable-moisture seasons — a hole tested during spring thaw or right after heavy rain drains artificially slowly because the ground is already saturated. But the seasonal-high groundwater the system must clear is a wet-season high, which is exactly why New York leans on the presoak and the deep hole instead of one dry-day reading.
